Please note the following which is incorporated into our standard short-term rental agreement which will be sent to you following your enquiry. All “days” are calendar days

Rental Agreement

We act as Agent for the Owner and enter into a written lease (rental) agreement with you prior to confirmation of booking. A Schedule to the lease confirms the applicable terms and conditions of tenancy and includes a copy of the General Estate Conduct Rules. An abbreviated version of the Conduct Rules is also on this website.

Daily Rates

The rate quoted will be an all-in package rate calculated on our system and is subject to the number of occupants and duration of stay and includes cleaning and laundry charges on departure, agent’s fee, and homeowner association daily access tag fee (where applicable).

Deposits

Refundable Breakages Deposit:

A refundable breakages deposit is required to cover possible breakages or loss (missing inventory, etc.) The amount is dependent upon the property rented. The minimum amount is ZAR 2000.

This will be repaid after departure subject to no damage or loss after inspection.

Booking Deposit:

  • Advance bookings with arrival date beyond 3 weeks. A minimum of 20% and a maximum of 50%, depending on the date of occupation, will normally be requested by our Agent.
  • When occupation is required within a period of 3 weeks, the full amount is payable within 3 days of booking.

Balance of Account

The balance of any advance booking is always payable no later than 3 weeks prior to occupation.

Bookings made at short notice

Short notice bookings with less than 3 days’ notice require immediate payment. Occupation is provided only after proof of payment.

Cancellation of Booking

A rebate based on the original booking amount will be given:

  • 9 Months’ Notice prior to occupation – 100%
  • 6 Months’ Notice prior to occupation – 70%
  • 3 Months’ Notice prior to occupation – 40%
  • Where the booking cannot be honoured due to death or hospitalisation of the person for whom the booking was made – 100%
  • When we manage Airbnb or Booking.com bookings as Host on behalf of the Owner, we will adhere to their cancellation policies.

Please Note:

If you cancel a booking, we will charge a reasonable administration fee to cover our costs. We will endeavour to facilitate a replacement booking and if successful, you will receive a refund of amounts paid subject to the booking value received.

FICA (Financial Intelligence Centre Act)

Tenants are required by law to provide Certified Proof of Identity and Physical residential address when booking.

Trust Account

We operate a Trust Account with our bankers in terms of Section 32 of the Estate Agency Affairs Act and all monies are deposited into the Trust Account and remain there until occupation, where after payment is processed to the owner.

Payment Methods

Payment must be made directly into our Trust Account, either via your bank, or Internet Electronic Funds Transfer (EFT). Payments must reflect in our bank account on the due dates in the Rental Agreement and always prior to occupation being granted.

We do not operate Credit Card Facilities, PayPal or similar and we prefer to not receive cash.

Arrival & Departure Times

Arrival: 15h00 (3 pm)

Departure: 10h00 (10am).

Inventories

You are requested to check the Inventory list in the premises within 24 hours of arrival and report any missing items to our office.
